First Flip

When we sold our retail store, We started looking for a house to flip, A “good deal”, something under valued that needed work.   In our area, the market is so hot nothing was or is available. So I started driving around looking for vacant homes every day,  This vacant house pictured, sparked my attention, probably because it was not for sale, after some digging I found out it had been purchased at an online  auction and someone was s-l-o-w-l-y working on it. I asked our realtor to write the owner a letter, after a few weeks we found out he wasn’t interested in selling. I really just knew this was —-THE house—–.

I don’t give up easily so we pursued him with more letters. Our realtor was able to sweet talk him into selling ! YAY!

I LOVED the charm this 1930’s house had, it spoke to me. It was 850 square ft. That is way to small for resale. We ended up adding on about 700 sq ft. It was already stripped to the studs, so there wasn’t much demo besides moving walls for that open floor plan everyone wants 🙂  We were prepared to replace everything, so nothing has been a surprise. From plumbing to a new roof its all new. The only thing we salvaged was the siding on the front part of the house. It is so charming.

House color: Benjamin Moore Chelsea Grey with simply white trim

Inside we removed all dry wall and opened up the space by moving the kitchen:

We added the ever so popular shiplap! Lots of it! 🙂 🙂
